PCS to Fort Benning: A Local Guide to Where to Live and How to Plan Your Move

If you just got orders to Fort Benning, you’ve probably noticed that most of the moving advice online is generic — written by people who couldn’t find Victory Drive on a map. Here’s the rundown I’d give a friend who just got orders.

First Decision: Georgia Side or Alabama Side?

Fort Benning sits right on the Georgia–Alabama state line, which means you’re really choosing between two states — and that choice affects taxes, insurance, vehicle registration, and what your money buys.

Phenix City, Smiths Station, and Fort Mitchell, Alabama sit directly across the river. Buyers often find more house for the money on this side, Alabama property taxes run among the lowest in the country, and Fort Mitchell is a straight shot down US-431 to the base’s Alabama-side access. Here’s my breakdown of what homes cost in Phenix City.

Income tax treatment, homestead exemptions, and residency rules work differently in each state — and military pay adds another layer. I’ll walk you through the practical differences, and for the tax specifics I’ll always tell you to confirm with a tax professional rather than a Facebook group.

A Realistic PCS House-Hunting Timeline

90+ days out: Get preapproved (if you’re using a VA loan, start with your Certificate of Eligibility), set your real budget including BAH, and start watching listings so you learn what prices look like here — not where you’re coming from.

About 60 days out: Connect with a local agent, narrow down to two or three areas, and schedule either a house-hunting trip or virtual tours.

About 30 days out: Have your shortlist ready. Homes here can move quickly when they’re priced right, so being preapproved and decisive matters more than seeing forty houses.

Buying With a VA Loan Here

This is VA-loan country. Local sellers, agents, and lenders see VA offers constantly, so you won’t be fighting the stigma VA buyers sometimes run into in other markets. Can You Buy Before You Arrive?

Yes — plenty of PCSing families do. We handle video walkthroughs, honest condition reports (including the stuff the listing photos conveniently skip), and coordination with your lender so you can close on schedule even if you’re still at your current duty station.

Should You Rent First Instead?

Sometimes that’s the right call, and I’ll tell you when it is. A short expected tour, an uncertain follow-on assignment, or just not knowing the area yet are all legitimate reasons to rent for a year before buying. Buying isn’t automatically the right answer for every PCS — it depends on your timeline and your plans.

Which towns should I look at?
Columbus, GA has the most inventory and variety. Phenix City, Smiths Station, and Fort Mitchell, AL offer strong value close to base. Midland and Harris County, GA are popular for buyers who don’t mind a longer commute, and Opelika and Auburn work for some families with ties to the Auburn area.
